We are frequently asked a number of questions before, during and after a transaction. Here are some of the most common.
The average time is approximately 2-4 months however this can also be longer or shorter dependent on how complicated the transaction is. Often the process can be slower due to waiting for the results of searches or external companies such as managing agents in a leasehold purchase.
In a freehold property you own the house and the land it stands on indefinitely. Freehold is the most common way to purchase a house in the UK.
In leasehold properties you own the property, but not the land, and only for an amount of time stipulated in the lease. Leasehold is more common with flats but there are some leasehold houses too. If you buy a leasehold property you may be able to extend the lease depending upon how long you own it for. In leasehold shared spaces like gardens and hallways are the responsibility of the person who owns the freehold e.g. managing agent. You usually pay a yearly service charge to cover any repairs.
The price is dependent on the type of property, the value of the property and how complicated the process is. Leasehold properties tend to be more expensive than freehold due to the extra steps required with the lease. We are always happy to provide a personal no obligation quote. However, you should remember the cost is only one aspect, you should also be thinking about the service you are looking for too.
Usually we ask for £300.00 for any disbursements on account at the beginning of the process. This is to cover any outgoings we may have. The balance of the fees are usually billed and paid on just before completion.
Disbursements are payments made to other parties in the process of buying a property, e.g. local searches, land registry, stamp duty. They are not kept by the solicitor or part of the cost of their work.
We will always charge you for any disbursements we have paid to other companies e.g. searches. Sometimes depending on how far through the process there may be an additional charge for work done but this is dependent on each individual case.
Exchange is the day you formally agree to purchase a property, usually by exchanging the contracts and deposit. There are set procedures you need to follow. Completion is the date set during exchange for when property is formally handed over.
